Ag classification and property taxes

A low tax bill on agricultural land can change after a sale if use or classification changes. Do not budget a rumor.

Missouri parcels can carry agricultural valuation when they meet county standards for use and acreage. Buyers who plan a hobby estate — a nice house, a few goats, and no real ag use — sometimes inherit a tax surprise. Sellers who have enjoyed ag rates should understand how a buyer’s intended use may look to the assessor.

MoJo is not a tax advisor. We will point you to the county assessor and, if needed, your CPA. Pull the actual tax bill and ask what happens if the house becomes the primary use.

Sellers: pricing acreage. Buyers: buying acreage.
