Many Northland acreage homes use a private well and a septic system. Age, last pump, tank location, lateral field, and well yield/quality are inspectable facts. A pretty kitchen does not fix a failed field on a wet Clay County spring.
Budget for specialists. A general home inspector is not always a septic or well expert. If you plan to add bedrooms or a shop apartment, the system may need to be sized up — that is a county and installer conversation.
